UAE VAT calculation questions test more than whether you can multiply by 5%. You need to identify the transaction, choose the correct base, establish whether input tax is recoverable and apply any adjustment to the correct period. Writing those decisions beside the numbers makes a worked answer easier to check and a mistake easier to diagnose.
The following examples use hypothetical amounts and stated assumptions. They illustrate current-rule methods checked against the retained UAE authorities on 28 October 2026. Confirm the legislation basis specified for your assessment. The FTA legislation library provides the official authorities; our practical study guide explains how to organise the wider transaction analysis.
UAE VAT calculation 1: add VAT to an exclusive value
Assume a UAE registered supplier makes a wholly standard-rated supply with an exclusive value of AED 20,000. There is no discount or other value adjustment in this example. The standard rate is 5%.
- Label the amount: AED 20,000 is the value before VAT.
- Calculate output VAT:20,000 × 5%=AED 1,000.
- Add the VAT to the exclusive value:20,000 + 1,000=AED 21,000.
The tax amount is AED 1,000; the customer’s total is AED 21,000. Keep those answers distinct. If the question asks for output tax, returning the inclusive invoice total answers a different question.
Before using this method on another transaction, establish its liability. A price does not become standard-rated simply because it is expressed in dirhams or paid by a UAE customer. Classification and the relevant place rules come before the arithmetic.
UAE VAT calculation 2: extract VAT from an inclusive price
Now assume AED 21,000 is already VAT-inclusive, and the entire amount relates to a standard-rated supply. The tax fraction is5/105. Applying 5% directly to the inclusive total would calculate tax on an amount that already contains tax.
- Calculate the VAT component:21,000 × 5/105=AED 1,000.
- Calculate the exclusive value:21,000 − 1,000=AED 20,000.
- Cross-check:20,000 × 1.05 = 21,000.
The wrong-base calculation,21,000 × 5%, produces AED 1,050. It is mathematically consistent with the wrong assumption that AED 21,000 was exclusive. The error is in reading the base, not in multiplying the percentage.
Use these first two examples as a paired recall exercise. Cover the labels, decide which amount is inclusive and explain why the formula changes. Then change the total and repeat without copying the earlier answer.
Calculate net VAT after establishing input recovery
Assume a period has AED 15,000 output tax and AED 8,000 eligible recoverable input tax. There are no other adjustments, prior credits or special transactions in this simplified case.
The calculation is output tax minus recoverable input tax:15,000 − 8,000=AED 7,000 net VAT payable. The result is a net liability, not a turnover figure. The input amount has already passed the eligibility and recovery checks stated in the assumptions.
Do not add all purchase VAT to that input figure automatically. Separate blocked expenses, exempt or non-business attribution and any timing conditions first. If a question adds AED 600 of blocked VAT, the recoverable input total in this example stays AED 8,000; the net result stays AED 7,000. The additional purchase tax has not been established as recoverable.
For practice, identify which stage changes when a question changes the facts. An ineligible expense changes the recoverable-input decision. A different exclusive sale value changes output tax. Those are separate routes into the final calculation.

Attribute before apportioning
A business making taxable and exempt supplies must first attribute input tax directly. Input used exclusively for recoverable activities enters the recoverable direct-input pool. Input used exclusively for exempt or relevant non-business activity enters the non-recoverable direct-input pool. Article 53 specifically blocked input is excluded from the standard-method calculation entirely, including its denominator. Only genuinely residual input, such as shared overheads, is apportioned. Non-business use and specifically blocked expenses must be identified before the residual calculation; a ratio is not a way to recover blocked entertainment.
The current standard method uses direct input tax rather than a simple sales-turnover fraction. Divide directly recove…

Apportion a shared input pool using the stated method
Assume an ordinary standard-method period contains AED 10,000 input tax directly attributable to taxable supplies, AED 4,000 directly attributable to exempt supplies, and AED 6,000 residual shared input tax. Another AED 1,000 is blocked under the relevant rules and is excluded from these pools. No approved special method applies.
For this current direct-input method, first establish the ratio from the two direct-attribution pools. Do not place the residual shared amount in that denominator.
- Add the direct pools:10,000 + 4,000=AED 14,000.
- Find the recovery percentage:10,000 ÷ 14,000 × 100=71.428…%.
- Round to the nearest whole percentage: 71%.
- Recover the shared portion:6,000 × 71%=AED 4,260.
- Add directly recoverable tax:10,000 + 4,260=AED 14,260.
The AED 4,000 directly exempt amount and AED 1,000 blocked amount are not recovered in this example. This is a period calculation; year-end review and other applicable adjustments remain separate requirements.
Article 55 of the consolidated VAT Executive Regulation also contains a later supplies-based phase, effective from the first tax year commencing after 1 October 2027. Its presence in the consolidated document does not make it the method for this October 2026 example. Read the effective-date footnotes before selecting a formula.
Adjust a qualifying capital asset against its original baseline
Assume a qualifying building has original input VAT of AED 500,000, an original Year 1 recovery percentage of 50%, and a later year’s recovery percentage of 40%. The building is within its 10-year adjustment period and is not disposed of in this example. Eligibility is an assumption, not a conclusion drawn from the input VAT amount.
Under the annual comparison illustrated in Article 58, use the original input tax W, the period N, the later percentage Q and the original percentage X:
Annual adjustment = W/N × (Q − X).
- Annual share of original VAT:500,000 ÷ 10=AED 50,000.
- Difference from the original recovery percentage:40% − 50%=−10 percentage points.
- Adjustment:50,000 × (0.40 − 0.50)=−AED 5,000.
The negative result means a reduction of input-tax recovery by AED 5,000. If another later year is also 40%, the comparison is still against the original 50% baseline. Comparing 40% with the immediately preceding 40% would wrongly erase the annual adjustment in this scenario.
Review the method before trusting the answer
Check each worked answer in the same order: classification, conditions, base, formula, inputs, rounding and result. State what the final number represents. A VAT component, recoverable input amount, annual adjustment and net payment are different outputs even when their arithmetic uses similar percentages.
The UAE VAT course includes a formula bank and 20 complete worked cases within its reference material. Use the six-week study plan to reserve time for recalculation, then consult the common-mistakes guide when the wrong answer began with a classification or evidence problem.
Frequently Asked Questions
1 How do I extract VAT from a wholly standard-rated inclusive price?
With a 5% rate, multiply the inclusive price by 5/105 to find the VAT component. For example, AED 21,000 includes AED 1,000 VAT and an exclusive value of AED 20,000.
2 Is every amount of input VAT automatically recoverable?
No. Establish eligibility, evidence and the relevant recovery conditions before including an amount in recoverable input tax. Blocked VAT does not become recoverable because it appears on an invoice.
3 What is the standard apportionment basis in the example?
The example uses the current direct-input standard method, with the percentage rounded to the nearest whole number. It excludes blocked VAT and separates directly attributable inputs from the shared residual pool; approved special methods and later effective phases require their own rules.
4 Which percentage is the capital-asset comparison baseline?
The example compares the later year's recovery percentage with the original Year 1 recovery percentage. It does not replace that baseline with the previous year's percentage.
5 Are the example amounts legal thresholds?
No. The amounts are hypothetical inputs selected to explain the methods. A capital asset must first satisfy the scheme's eligibility rules; a worked calculation is not an eligibility test.
